LPO BROKERS

SELLING POST OFFICES

Buyer's Agent Service

Why Engage a Specialist Buyer’s Agent for a Licensed Post Office?

Buying a Licensed Post Office (LPO) is not like buying a typical business.

It is a highly regulated acquisition, governed by Australia Post’s assignment process, strict compliance requirements and operational realities that are often misunderstood - even by experienced business buyers.

Many buyers assume that if a business is listed and presented attractively, it must be suitable. Unfortunately, that assumption has led too many people to purchase the wrong post office, at the wrong price, based on incomplete or misleading information - only to discover the consequences after settlement.

I know this because I am frequently engaged after the damage has already been done.

The risk buyers rarely see until it’s too late

Over the years, I have worked with post office owners who came to me to sell their LPO after:

  • being given overly optimistic or incorrectly adjusted profit figures,

  • misunderstanding staffing, workload, and owner involvement requirements,

  • underestimating compliance risk and Australia Post scrutiny, or

  • paying a price that was never realistically recoverable.

These outcomes are rarely the result of bad intentions. They are usually the result of insufficient specialist knowledge at the time of purchase.

Transparency when I am the selling agent

When I represent a seller, buyers regularly comment on the clarity, transparency, and level of support they receive throughout the process.

My approach has always been to ensure buyers fully understand:

  • the true financial performance of the business;

  • the operational realities and workload involved; and

  • Australia Post’s requirements and expectations

This is reflected in the fact that many buyers who purchase an LPO through me later engage me to sell that business. That happens when buyers feel they were treated fairly and properly informed.

Why buyer representation still matters in the broader market

In any business acquisition, a successful outcome relies on the buyer having an independent perspective that aligns specifically with their own investment goals. Many buyers rely on their accountant. While well intentioned, most accountants:

  • do not fully understand Australia Post’s payment structures;

  • are unfamiliar with LPO specific operational benchmarks;

  • do not have access to current transaction data in the LPO market; and

  • have limited exposure to Australia Post’s assignment process.

As a result, buyers can either overlook strong opportunities due to incorrect assumptions, or proceed with unsuitable businesses because critical risks were not identified early enough.

As both a Certified Practising Accountant (CPA) and a specialist LPO broker, I am able to provide due diligence that combines financial rigour with deep operational and market knowledge.

A Buyer’s Agent who understands Australia Post - from the inside

I founded LPO Brokers to specialise exclusively in Licensed Post Offices.

My background includes:

  • licensed business broker

  • CPA (Ernst & Young alumni)

  • over seven years at Australia Post, leading NSW & QLD retail audit teams

  • former panel member for Australia Post assignment interviews

I have direct experience with compliance audits, payment models, and assignment approvals.

This experience allows me to assess post offices through the same lens Australia Post uses - not just through a generic business valuation framework.

How buyer representation works

When I act as a Buyer’s Agent, I represent buyers only.

I do not act for buyers purchasing post offices listed with me, as I cannot represent both the seller and the buyer in the same transaction. My Buyer’s Agent services apply only to:

  • post offices listed by other brokers

  • private sales

  • off-market opportunities

This ensures independence, transparency, and proper alignment of interests.

What you gain by engaging me

I assist buyers with:

  • identifying suitable on-market and off-market opportunities

  • independent, specialist due diligence

  • negotiation strategy and price justification

  • Australia Post assignment preparation, including documentation, compliance readiness, and interview preparation

My objective is not to “get a deal done”. It is to ensure that the business you buy is:

  • right for you;

  • priced appropriately; and

  • sustainable in the long term.

Long-term thinking, not short-term transactions

I am in this industry for the long haul. My reputation depends on buyers succeeding after settlement - not simply completing a transaction.

That philosophy is reflected in repeat clients, referrals, and long-term relationships across the LPO sector.

If you are considering buying a Licensed Post Office - or reviewing opportunities outside my own listings - the most important decision you will make is who advises you.

Before relying solely on generic advice, or assuming that all selling agents can provide the same level of specialist guidance, I encourage you to speak with me.

An initial discussion can help you:

  • clarify what type of post office genuinely suits you;

  • avoid costly and irreversible mistakes;

  • identify opportunities others may misinterpret or overlook; and

  • proceed with confidence and clarity.

Buying the right post office is far more important than buying quickly.

If you would like independent, specialist guidance before making one of the largest financial decisions of your life, I would be pleased to assist.
